Presenting a lovely freshly painted exterior some stucco patches are evident.  Location is the key to this fixer only 1 block from the Iriving Street corridor shops and 2 blocks from Golden Gate Park.  This is a Cosmetic Fixer.  This huge home has excellent bones, large rooms and an okay layout.  The main home is on 2 floors. the kitchen is large, old and in need of a total rennovation as are the bathrooms.  There is an entire level downstairs that needs refurbishing.  The upstairs has 2 bedrooms, on one side is a walk through bedroom which ends in a glass enclosed sunroom.  this looks like with some reconfiguring this could be a master suite.  One would need to add a bath for the master suite and improve closet space.  The garage has parking for 2 – tandem.  At this asking price this is only for the owner user and may be part of the reason that it was listed on 5/30 and is still on the market.  Frankly, this is a special home with much to offer, perhaps if it continues to sit on the market, it will sell at it’s asking price, or enough prospective purchasers will make offers that make sense and help the seller to adjust the asking price accordingly.  This is a must see.  $In my opinion, $200K – $300K would go a looong way to making this a custom gorgeous home with unwarranted rooms down or a place for extended family or the kids playroom!

This has to be my favorite property of today’s tour.  What a house.  I was surprised to find it in this location.  You could almost imagine that this was built before any other properties on the block. This block dog legs to the left only so it affords a little less traffic than other streets.  The lot is double wide with an interested arched double walkway to the rear yard on the left and a long driveway on the right. The rooms seem to keep on going.  Needless to say kitchens and bath are in order, though once electrical and plumbing upgrades become necessary you’ve just graduated this cosmetic remodel to a larger project.  The front 3 rooms have original wood flooring that looks to be in great shape and has maintained itself due to carpeting that has recently been pulled.  The rear porch has been enclosed on 2 levels and I must say the rear yard has the most impressively congested overgrowth of vegetation that I’ve ever seen.  Several families could be living in there alone, who might all require relocation payments.  That’s a joke folks!  The bottom level, basement garage is also huge and has 2 existing rooms and what looks like it used to be a kitchen.  There is room for 3 cars down there now.  Upstairs is enough original architectural detail to make this San Francisco authentic and the exterior is attractive too given to the mission style of architecture.  Around $200K-$300K could go a long way in this property to reclaiming it’s former glory. I’m afraid once this is rehabed, it too will not re-sell for a profit in any way, although will stand out as a glorious home in this neighborhood and the new owner will have the promise of what can be an updated palace.

This is a listing that goes down in the fixer books as yuk! Fleas, carpet, dirt, garbage, broken glass. Not pretty, an obvious complete overhaul is in order. Although the exterior and the structure itself is intact, I think it is more distasteful yet worthy of fixing. It is a small property that has some redeeming qualities and I’m not sure about the asking price in comparison with the scope of necessary repairs. Again, not priced to flip but a project for someone willing to be brave enough to get past it’s initial presentation. One could go in here and spend about $100K to rent it as an income property or flip it to the market for a small profit.

If this were a contractor fixer, it would be sold. Though in great need of TLC though it is sitting on the market for it’s greatest exposure before what is sure to be a bidding frenzy, let’s hope so for the seller and listing agent anyway. The tree lined block that it is on borders San Jose Ave. This is right on the border of Noe Valley but a zip code is a zip code. The front of the house is charming. The rooms are small and would need to be reconfigured. The kitchen is minute and there are rooms downstairs too plus a nice size garage for 2-3 autos. It has a sizeable yard and there could be a possibility to extend back on 2 levels. At just under $1M with such a lengthy marketing period, this will most likely overbid and become someones personal rehab project because there will be no business for a contractor to be there to improve and re-sell. Take a look anyway just to see what an original home, in it’s original condition looks like. Worth under $1M, you be the judge.
